Charlotte Home Inspector Finds Missing Insulation With Infrared Camera

Charlotte home inspector Preston Sandlin was doing ahome inspection in the Springfield subdivision in Fort Mill SC recently on a brand new home.  He used his infrared camera to scan the house after he was done with his home inspection.  He found a cold spot in one of the front bedrooms at the bottom of the wall.  Please see the picture.  After investigating futher that wall was adjacent to the bonus room closet and sure enought thebuuilder had failed to put insulation there.  This sort of thing would have never been caught on a normal home inspection.  This why you need an infrared scan along with your next home inspection.  It can catch things that can't be seen with the naked eye.

Charlotte Home Inspector Disovers Hidden Leak in Commercial Building

Charlotte home inspector Preston Sandlin was recently inspecting in Fort Mill SC when he found a hidden roof leak where water was running behind the wall.  This leak was not visable to the naked eye. Snake Found in Crawl Space During Charlotte Home Inspection

A home inspector from Home Inspection Carolina was recently inspecting a crawl space on a home off Sandy Porter Road in Charlotte NC when he came across a snake. The home inspector said that thing about them beiing more afraid of you than you are of them was a lie and also went on to say that he wasn't a drinking man but after this inspection believed he would have a drink.  "It wasn't a copperhead because it was too long and skinny but I gave him his space anyway.  To keep your crawl space free of snakes make sure you don't have any mice or rats.  Also make sure that you have screens on all the vents and that the crawl door is cloosed and sealed shut.  This way you avoid giving yourself or the home inspector a heart attack.

Charlotte Home Inspector Finds a Heat Duct Blowing Into the Attic With Infrared Camera

Charlotte Home Inspector Finds Hidden Moisture Leaks with Themal Camera

Missing Plumbing Boot Found on a Charlotte Home Inspection

Infrared Camera Reveals Moisture on a Charlotte Home Inspection

Charlotte Home Inspector Explains Aluminum Wiring

Aluminum wiring was used from the mid 1960's to the early 1970's.  Expansion and contraction due to heating and coolingcan allow the wire to become loosein the terminals of breakers, switches, and outlets.Homes built with aluminum wiring before 1972 are 55 times more likely to have a fire hazard condition somewhere in the circuits than one with copper wiring.  This hazard can be reduced by pig-tailing copper wire onto the aluminum wiring using crimp connection and then attaching the copper wiring to the terminal.  There are also special receptacles and switches that accept the aluminum wiring..

Charlotte Home Inspector Explains Polybutylene Piping

Polybutylen piping was was used as plumbing material for residential plumbing from 1978-1995.  Total it was used for about 10 million homes.  It is usually grey in color and and has a dull finish.  The were two problems with the pipe.  First it deteriates from the inside out making it impossible to determine the condition of the piping from observation.  The first problem was the fittings.  The plastic fitting would blow out and water supply would spew out.  The fittings were replaced with copper fitting that solved that problem.  The second problem was that the chlorine in city treated water caused the pipes to become briddle and crack.  Home's can be re-plumbed for less then the cost of polybutylene pipe failure.  For more information about polybutylene pipes or home inspection cantact Preston Sandlin at Home Inspection Carolina.

Charlotte Home Inspector Reveals a Dangerous Water Heater

Charlotte home inspector Preston Sandlin was recently inspecting a home in the Steele Creek area of Charlotte near highway 49.  Preston found a very dangerous situation where the the flue makes a negative slope.  The flue is waht carries the dangerous CO fumes away.  The problem is that the flue goes downhill and can cause backdrafting.  This will cause CO to come back into the house.  CO is a oderless gass that ones inhaled inhibits the bloods ability to carry oxygen to the brain and can be fatal.  When we tested this we got 216 parts per million for CO.  anything over 19 ppm and the gas company will shut your gas off.  This is a danagerous sitiuation and needs to be repaired.

Charlotte Home Inspector Show How a Sump Pump Works

 

Charlotte NC home inspector Preston Sandlin was recently inspecting a crawl space on a Charlotte home when he ran across a sump pump.  Fortunately this sump pump worked just fine.  In this video Preston ixpains how a sump pump works.  Sump pumps are in a housing that have holes in them to allow water to come in.  There is gravel around the holes that keep the holes from filling up with mud.  Once the casing fills up the float lifts up and the pump comes on and kicks the water out.  This happens several time until the water is gone.  Watch this video to see how it works.

Hi Tech Home Inspections in Charlotte NC

Traditional home inspections are visual and home inspectors are not allowed, expected, or required.  This is to be expected though.  The buyers do not own the property yet and the sellers would not like it very much if you cut into their wall or did some other invasive procedure.  Almost all home inspections standards and practices  and home inspection contracts have something in them describing the visual nature and non evasiveness of the inspection.  It is safe to say that the home inspector on a traditional home inspection is limited to what is visible at the time of the inspection. 

 

Now there is an answer to the traditional inspection.  It’s the High Tech Home Inspection.  The high tech home inspection will use an infrared camera, see snake and a moisture meter.  Infrared imaging provides information relating to otherwise inaccessible areas of a residential or commercial building.  The infrared camera detects very small but crucial differences in surface temperature.  These temperature differences show up as hot spots or cold spots.  They reveal hidden problems that often cannot be detected in the course of a traditional visual home inspection.  These problems include:

1. Pipe and ceiling leaks

2. Hidden moisture intrusion

3. Faulty wiring, breakers and fuses

4. Missing Insulation

5. Moisture associated with termite nests.

6. Roof and Ceiling Leaks.

7. Heat/Energy loss

8. Ventilation Problems

9. Foundation Cracks.

 

The infrared camera shows all the surface temperature that you scan it on.  What you are looking for are anomalies.  When there is an unexplained anomaly then there is something wrong and you  have to figure out what it is.  Sometimes it will be obvious because of where the anomalies are.  As the temperature changes everything wants to equal out but it takes different amounts of time for them to equal out.  There is where you will see the anomalies with things like moisture, missing insulation, and air leaking ducts.  Once troubled area have been identified a see snake can be used with a small hole to see what is actually behind the walls.  A see snake is a camera with a screen with a long bendable light with camera head.  This allows you to see what is behind the wall with only a small hole.  Moisture meters can also be used.  Combined with traditional home inspection techniques, the infrared inspection method reveals substantially more of the house than can be perceived by the naked eye and conventional inspection tools.  Many things can’t be seen with only a flashlight. Charlotte Home Inspector Explains Why You Need a Cricket

 

On a recent Charlotte NC home inspection Preston Sandlin of Home Inspection Carolina wrote up a chimney as performing the function for which intended but that it does not have a cricket.  A cricket is like a little mini gable roof from the main roof to the chimney that helps shed water away from the chimney.  If you look closely at the chimney in the picture you will see just a flat edge that water will collect on.  This is a poor design and this roof will leak around this chimney.  It is just a mater of time.

Charlotte Home Inspector Finds A Moisture Problem on Inspection on Selwyn Ave

Charlotte Home Inspector Finds Tile Impropperly Mounted on Drywall

Charlotte Home Inspector Preston Sandlin recently did an inspection in Matthews NC where he found some tile in a shower impropperly mounted to drywall.  It should have been mounted on backer board.  The drywall got soft and the tile fell off.

Charlotte home inspector Preston Sandlin rececently found an outside panel box right next outside shower. This is dangerous because of the chance of electrocution. No electrical fixtures or switches should be within arm's reach of shower.

Charlotte Home Inspector Finds Damage from a Gas Grill

During a home inspection last winter in Charlotte NC, Preston Sandlin noticed some warped siding next to a gas line.  Unfortunately Preston sees these sort of things all the time on home inspections.  There was gas grill here that got too hot and melted the siding.  If you have a gas grill you should take extra precaution to keep away from the siding of your house.  Sometime you will see melted siding on chimneys.  You would think this warped siding would come from the heat of the chimney but it is usually from a window adjacent to the chimney that is reflecting the sun on it.

Charlotte Home Inspector Reveals Number 1 Place to Find Termites in Your Home

What is the No#1 place that termites are found on home inspections?  Termites cause over 2 billion dollars annually usually ranks no # 1 or no #2 annually on homeowners insurance claims.  The problem with this is that most homeowners insurance policies do not cover termite damage.  This is why we recommend getting a termite warranty or bond with a qualified termite company that will inspect your house every year.  We probably wouldn’t have as much termite damage if during original construction the builder did not leave construction debris and cellulose material in the dirt filled porch. The dirt filled porch is the no #1 spot I have found termites in over 15 years of performing home inspections is the dirt filled porch.  If you are having a new house built make sure that the builder keeps the front stoop or dirt filled porch clear of debris or cellulose material.  If you are inspecting a preexisting home make sure that the inspector inspects the dirt filled porch area very thoroughly.
