What Do Old House Bores Look Like

Moisture Damage Found on Charlotte Home Inspection

Crawlsaces can be wet places.  If the moisture in the crawlspace is over 20% it can lead to to moisture damage to the wood  if it is not controlled.  Take a look at the moisture damage to these joists.  I could stick my srewdriver right through 80% of them.  This Charlotte NC home had moisture in the crawl for over 30 years and this is what happened.  Sdaly 80% of these joist will have to be replaced or sistered.

Charlotte Home Inspector Finds Leak in Attic

 

Charlotte Home Inspector Preston Sandlin recently found a leak in the attic of a townhome near South Park.  The leaks will show up as a black spot if the leak has been going on for awhile.  If home inspectors see something like this they usually punch a moisture meter in it to see if it is active.  If the moisture meter reads above 20% it is considered active.  In this case the moisture level was over 60%.  This is an active roof leak in need of immediate repair.

Charlotte Home Inspector Finds a Fire Hazard in the Attic

 Is there a fire hazard in your attic. If you have recessed or canned lighting in your attic there is supposed to be a "3 clearance all the way around it.  These cans give off a tremendous amount of heat and are a fire hazard if the against something combustible like you see in this picture that Charlotte home inspector Preston Sandlin took while inspecting the attic of a Charlotte NC home.  It is lucky that the inspector found this and put it on his inspection report before this house caught on fire.  If your house has recessed lighting make sure that they have a "3 clearance to all combustible maerials.
