Why You Shouldn't Hire That Cheap Home Inspector

How much do you Charge for a home inspection?  I here this all the time.   That is a great question but it should be the last question you should ask and not the first.   You see not all home inspectors are the same.  Let me give you a list of questions I recommend that you ask your home inspector before you ask them for the price.

1. How long have you been performing inspections?

2. Do you have referrals and could I have their numbers?

3. Check your inspector out online.  google their name and firm name and see what comes up.

4. Do you have E&O insurance?

5. Are You a member of any home inspection associations?

6.  Can you send me a sample report?

7.  Check out the home inspectors website?

8. Do they have a money back guarentee.

9.  Do they check for recalls on appliances that stay?

10.  Do they offer a 90 day warranty?

11.  If they answer all these questions correctly then ask the price.

Just remember that all home inspectors are not created equal.  You just need to make sure your comparing apples to apples before you shop on price.  If they are missing some of these things but have a cheaper price then you have to ask yourself is the saving on the price of the home inspection worth the risk and what your missing.

Death by Chocolate, Death by Contract Event a Hit in Charlotte NC

On Wednesday Feb 23, The Carolina Realtor Resource Alliance sponsored the event "Death by Chocolate, Death by Contract"  where Bill Gallagher and Scott Greene talked about the new North Carolina Real Estate Contract and how to stay out of trouble with it.  It was a great success with over 200 peopl coming.  Unfortuanately they had to turn people away because they were over flowing.  They are going to have a second showing of it though for all the people who couldn't attend.

HUD Federal Housing Commissioner takes action on radon

In a 2006 letter, Brian Montgomery, the Federal Housing Commissioner at HUD informed Federal Housing Administration (FHA) mortgagees about revisions to its home inspection form (HUD-92564-CN). There is a section on radon testing including the EPA and U.S. Surgeon General’s recommendation that all homes be tested. EPA's 1-800-SOS-Radon hotline is also mentioned. Mortgagees are required to provide the form to prospective homebuyers at first contact. The form is mandatory for all FHA-insured forward mortgages. This requirement potentially reaches millions of homebuyers.

In 2004, Dr. John C. Weicher, the Federal Housing Commissioner issued a radon gas and mold Notice (H 2004-08) requiring that a release agreement (HUD-9548-E) be included in all sales contracts for HUD-acquired single family properties. The agreement notifies purchasers of the potential health problems caused by exposure to radon and some molds. Required use of the agreement expired on May 31, 2005. In fiscal year 2004 HUD sold about 78,000 Real Estate Owned (REO) single-family properties.

Financing Residential Radon Mitigation Costs:   Using the HUD 203(k) Mortgage Insurance Program to Reduce the Risk of Lung Cancer in People.

The Section 203(k) mortgage financing program is the Housing and Urban Development's (HUD) primary tool for rehabilitating and improving single family homes. The program allows home buyers to finance the purchase and repair or improvement of a home using a single mortgage loan. Reducing radon levels in a home is an improvement that can be financed through a 203(k) mortgage loan. Part of the 203(k) mortgage proceeds must be used to pay the costs of rehabilitating or improving a residential property. To qualify, the total cost of the eligible repairs or improvements, including fixes to reduce radon levels, must be at least $5,000. The 203(k) program is an important tool for expanding home ownership, revitalizing homes, neighborhoods and communities, and for making homes healthier and safer for those who occupy them.

Homes eligible for 203(k) financing include:

  1. one to four-family dwellings that have been completed for at least one year; 
  2. dwellings that have been demolished, provided some of the existing foundation system remains; and, 
  3. converting a one-family dwelling into a two, three, or four-family dwelling; or, alternatively, converting an existing multi-unit dwelling into a one to four-family unit.

The 203(k) program has been used successfully by many lenders to rehabilitate properties through partnerships with state and local housing agencies, and with non-profit organizations. To further help borrowers buy homes, lenders have found innovative ways to combine the 203(k) program with other financial resources like HUD's HOPE and Community Development Block Grant Programs. American Society of Home Inspector's (ASHI) Radon Mitigation System Inspection Checklist

Home inspectors have a new service to offer their home inspection clients; radon mitigation system inspections. The tool that makes this possible is the Radon Mitigation System Inspection Checklist PDF (PDF, 2 pp., 43 K, about PDF), created by the American Society of Home Inspectors (ASHI), in cooperation with the EPA's Indoor Environments Division. The Checklist promotes radon awareness, testing and mitigation with people who are having their home, or prospective home, inspected. With just seven inspection elements, the Checklist takes under 15 minutes to complete. Inspectors can easily integrate it into a general home inspection. The inspection results indicate whether the home has a mitigation system, and if so, whether the system is active or passive. It also encourages the consumer to verify that indoor radon levels are below 4 pCi/L, and to consult a qualified mitigator if the inspection notes any apparent deficiencies.

The Checklist was constructed using several sources, including EPA technical radon mitigation and radon-resistant documents, and radon inspection checklists used by state radon programs, e.g., Pennsylvania, New Jersey and Iowa. It was also field tested by ASHI and reviewed by the state radon programs. The Checklist includes information on radon risks, the NAS radon report, ASHI and EPA websites,. What Are Hot Tub Requirements

Charlotte Home Inspector Finds Code Violation on New Home

How Not To Fix Loose Outlets

Charlotte home inspector Preston Sandlin was inspecting a home in Weddington NC when he saw several metal bands over the outlets.  The homeowner had put these metal bands over the top of the outlets because they were loose.  This isn’t the way to fix loose outlets.  The outlets should be secured or fastened better to the studs.  Unfortunately it wasn’t secured properly during original construction.  If you would like to find these problems and others that aren’t so visible call Home Inspection Carolina.

Charlotte Home Inspector Finds a Damaged Water Heater

Charlotte Home Inspector Preston Sandlin was recently inspecting a home in Charlotte NC.  When he noticed that there was scorching on the bottom where the flames had rolled out.  The burners where damaged and there was carbon monoxide leaks all around the water heater.  This water heater needs to be replaced.

Charlotte Home Inspector Finds Problems on New Home

Charlotte Home Inspector Preston Sandlin was inspecting a home in the Dilworth section of Charlotte NC when he noticed an improper repair.  If you look closely at the picture you can see that the back band sill has been replaced.  They had to cut the joists because they ran perpendicular to the band sill.  When they resupported  the joists they just used 2x4's.  This isn't strong enough to support the house.

Charlotte Home Inspector Reveals the Cause of the Black Ring Around Your Carpet.

Charlotte Home Inspector Preston Sandlin Has seen this many times while performing home inspections in Charlotte NC.  It is that balck ring around the carpet.  What causes this?  I am asked this all the time.  Is it mold?  Is it moisture? etc etc.  No it is dirt or debris that is in the air.  What is going on is that you have negative and positive air pressure in your house an in an effort to equal itself out air is goin down into your carpet or padding and under a wall or door and in essence the carpet around the edges of the room are effective becoming an air filter.  To comabt this we recommend either leaving doors open and or cutting gaps under the bottom of doors or adding more returns.  For severe problems contact a reputable duct company.

Worst Deck Ever Found on Home Inspection

 

Charlotte Home Inspector Preston Sandlin was recently inspecting a home near Dilworth in Charlotte NC in which the listing agent assured him was in great shape he came across one of the worst decks that he has ever seen.  There were som many code violations on this deck we didn't really know where to start.  The supports were all wrong and the railing was very loose and had no guard rails.  The deck should be condemned.  Don't buy a deck like this without having a thorough home inspection.

Charlotte Home Inspector Finds a Gas Problem

Recently Charlotte home inspector Preston Sandlin was doing a home inspection whe he found a plunger over the drain.  Whe the plunger was removed there was a terrible smell.  It turns out that the "p" trap was missing on the drain.  The "p" trap holds water in the drain that keeps sewage gas fom coming back up throu the drain.  Without the P trap they were getting constant sewer gas coming through the drain.  This will need to be repaired.

I am buying a new home, Should I get it inspected?

As a home buyer you should always get a new home inspected.Getting a brand new home inspected may be more crucial than having an older home inspected.

A house that has been lived in for a few years will usually have had any required repairs taken care of. Most people would not purchase a new automobile without first driving it or having a professional look at, why would you buy something that costs as much as a new house without having it inspected by a professional home inspector?

I typically find many more problems with a new home than with a four year old one.Almost every new home has a few small problems, finding them and listing into a report will provide you with the tool you need to take to the builder and ask for the repairs to be taken care of to prevent them from escalating into major problems in the near future.

Another important fact to look at carefully; the contractor is only responsible for the repairs for one year, if you have a home inspection when the house is new you will be provided with a punch list for the builder to follow and make all the necessary repairs.The 1 year warranty on a new house is the industry standard for a home builder, this is the time that a primary contractor will send the sub-contractors back to make any basic repairs and honor all appliance warranties.
