Sometimes Crawl Space are Inaccessible

Have you wondered what you would do if an intruder entered your home in the middle of the night.  I suspect if your like me you would do whatever is necessary to defend your family and your home from potential harm.  This means the intruder is public enemy No#1.  I know this every time I go into a crawl space and come upon a critter who makes there home there.  This means I give them space especially if these critter have fangs, teeth, or claws.  This their home and I am a guest.  In the first picture you see a snake that was is a crawl that one of my inspectors; Cliff Crow inspected yesterday.  Two weeks ago Ralph Massie inspected a crawl that had this Possum in it.  This one was particularly dangerous as she had babies.  What does this mean?  It means part of this crawl space is inaccessible.

Charlotte NC Home Inspector Finds Active Leak on Home Inspection

Charlotte Home Inspector Ralph Massie was inspecting on home on Linda Dr when he noticed a couple of dark areas on the roof near the chimney,  Upon checking it with a moisture meter probe it was found that the area had an active leak.  It wa over 60% moisture.  Th flashing between th chimney and the roof was failing causing this active leak.  This chimney is going to have to be reflashed.

Why is it So Cold in Here

Home Inspection Carolina inspector Cliff Crow was inspecting a home on Camaross Dr in Charlotte NC when he first noticed it was awfully toasty in the crawl space.  When he got to the to front right corner of the crawl space he knoew why the crawl space was so toasty and why the owners of this home had such high power bills.  The duct was diconnected from the plenum and was blowing heat right into the crawl space.  This had been going on for some time too.

Charlotte Home Inspector Finds Cracked Chimney

While inspecting a home near the Ballantyne area of Charlotte NC Home Inspection Carolina inspector Cliff Crow Found a chimney was cracked all the way up.   You can see if you look closle to the picture where the red arrows are.  Brick chimney have their own foundation because the weight of all the bricks.  The cracking on this brick is going to require consultation from structural engineer.

Charlotte Home Inspection Reveals Cause of Heat Lose

Charlotte Home Inspector Explains Crawl Vent Clearance

Charlotte Home Inspector Preston Sandlin was recently inspecting a home in Weddington NC when he found a vent well full of leaves and debris.  All vent wells should be clear of leaves and debris so that the crawl space can vent out properly.  All vent wells should have a "2 clearance to the ground cover.  If they don't have that they should have a vent well clear of debris.

Charlotte Home Inspector Reveals a Dangerous Window

Charlotte Home Inspector Preston Sandlin was recently inspecting a home in South Park area of Charlotte Nc when he found a dangerous window.  The window is too low and its at the bottom of a stairwell landing.  If someone feel down these stairs they would go through the window and out.  This is a poor and dangerous design.

Charlotte Home Inspector Finds Trouble with a Plumbing Vent

Charlotte home inspector Chip Spragues was inspecting a home in the Palisades subdivision of Charlotte NC when he noticed a problem with a plumbing vent stack.  Plumbing vent stacks are supposed to extend "6 beyond the rubber plumbing boot but this one did not.  In fact this plumbing vent stack didn't extend beyond the plumbing boot at all and it was sussectable for water intrusion.  Make sure that all your vents extend "6 beyond the plumbing boot.

But It Passed County Inspection

That house doesn't need to be inspected.  It passed county inspection and it's new.  I wish I had a dollar for each time I have heard that.  Well this is a picture of a brand new home 2011 that "passed county inspection yet it has many many mud tubes in the crawl space.  Do you know what the mud tubes are?  Why they are termites.  I know you have been told new houses don't have termites.  Well you were also told new homes don't need inspection.  Years and years ago people were told smoking cigarettes was good for them.  All of these have one thing in common.  They are all wrong.  Get your house inspected even if it's new.

Million Dollar Home Inspection Reveals a Big Problem

Charlotte NC home inspector Chip Sprague of Home Inspection Carolina was recently inspecting a million dollar home when he found a really big problem on the rear of the house at the rear crawl space vents.  The problem here is that the vents are right at grade level which also slants towards the house.  Every time it rains water will run into the crawl where you don't want it. All crawl vents should have a "2 clearnce from the grade or a vent well.

What Are The Dangers of Lead Based Paint

FACT: Lead exposure can harm young children and babies even before they are born.

FACT: Even children who seem healthy can have high levels of lead in their bodies.

FACT: You can get lead in your body by breathing or swallowing lead dust, or by eating soil or paint chips containing lead.

Health effects of lead

Childhood lead poisoning remains a major environmental health problem in the United States.

  • People can get lead in their body if they:
    • Put their hands or other objects covered with lead dust in their mouths.
    • Eat paint chips or soil that contains lead.
    • Breathe in lead dust, especially during renovations that disturb painted surfaces.

  • Lead is more dangerous to children because:
    • Babies and young children often put their hands and other objects in their mouths. These objects can have lead dust on them.
    • Children's growing bodies absorb more lead.
    • Children's brains and nervous systems are more sensitive to the damaging effects of lead.

  • If not detected early, children with high levels of lead in their bodies can suffer from:
    • Damage to the brain and nervous system
    • Behavior and learning problems, such as hyperactivity
    • Slowed growth
    • Hearing problems
    • Headaches

  • Lead is also harmful to adults. Adults can suffer from:
    • Reproductive problems (in both men and women)
    • High blood pressure and hypertension
    • Nerve disorders
    • Memory and concentration problems
    • Muscle and joint pain

Are you renovating, repairing or painting a home, child care facility or school built before 1978?

Beginning April 22, 2010, federal law requires that contractors performing renovation, repair and painting projects that disturb more than six square feet of paint in homes, child care facilities, and schools built before 1978 must be certified and trained to follow specific work practices to prevent lead contamination.

Are you planning to buy or rent a home built before 1978?

Many houses and apartments built before 1978 have paint that contains lead (called lead-based paint). Lead from paint, chips, and dust can pose serious health hazards if not taken care of properly.

Federal law requires that individuals receive certain information before renting or buying a pre-1978 housing:

  • LANDLORDS must disclose known information on lead-based paint and lead-based paint hazards before leases take effect. Leases must include a disclosure form about lead-based paint.
  • SELLERS must disclose known information on lead-based paint and lead-based paint hazards before selling a house. Sales contracts must include a disclosure form about lead-based paint. Buyers have up to ten days to check for lead hazards.

Where lead is found

In general, the older your home, the more likely it has lead-based paint.

  • Paint. Many homes built before 1978 have lead-based paint. The federal government banned lead-based paint from housing in 1978. Some states stopped its use even earlier. Lead can be found:

    • In homes in the city, country, or suburbs.
    • In apartments, single-family homes, and both private and public housing.
    • Inside and outside of the house.
  • In soil around a home. Soil can pick up lead from exterior paint, or other sources such as past use of leaded gas in cars, and children playing in yards can ingest or inhale lead dust.

  • Household dust. Dust can pick up lead from deteriorating lead-based paint or from soil tracked into a home.

  • Drinking water. Your home might have plumbing with lead or lead solder. Call your local health department or water supplier to find out about testing your water. You cannot see, smell or taste lead, and boiling your water will not get rid of lead. If you think your plumbing might have lead in it:

    • Use only cold water for drinking and cooking.
    • Run water for 15 to 30 seconds before drinking it, especially if you have not used your water for a few hours.
  • The job. If you work with lead, you could bring it home on your hands or clothes. Shower and change clothes before coming home. Launder your work clothes separately from the rest of your family's clothes.

  • Old painted toys and furniture.

  • Food and liquids stored in lead crystal or lead-glazed pottery or porcelain. Food can become contaminated because lead can leach in from these containers.

  • Lead smelters or other industries that release lead into the air.

  • Hobbies that use lead, such as making pottery or stained glass, or refinishing furniture.

  • Folk remedies that contain lead, such as "greta" and "azarcon" used to treat an upset stomach.

Where lead is likely to be a hazard

Lead from paint chips, which you can see, and lead dust, which you can't always see, can be serious hazards.

  • Peeling, chipping, chalking, or cracking lead-based paint is a hazard and needs immediate attention.

  • Lead-based paint may also be a hazard when found on surfaces that children can chew or that get a lot of wear-and-tear. These areas include:
    • Windows and window sills.
    • Doors and door frames.
    • Stairs, railings, and banisters.
    • Porches and fences.

Note: Lead-based paint that is in good condition is usually not a hazard.

 

  • Lead dust can form when lead-based paint is dry scraped, dry sanded, or heated. Dust also forms when painted surfaces bump or rub together. Lead chips and dust can get on surfaces and objects that people touch. Settled lead dust can re-enter the air when people vacuum, sweep or walk through it.

  • Lead in soil can be a hazard when children play in bare soil or when people bring soil into the house on their shoes. Contact the National Lead Information Center (NLIC) to find out about testing soil for lead.

How to check your family and home for lead

Just knowing that a home has lead-based paint may not tell you if there is a hazard.

To reduce your child's exposure to lead, get your child checked, have your home tested (especially if your home has paint in poor condition and was built before 1978), and fix any hazards you may have.

  • Your family
    • Children's blood lead levels tend to increase rapidly from 6 to 12 months of age, and tend to peak at 18 to 24 months of age.
    • Consult your doctor for advice on testing your children. A simple blood test can detect high levels of lead. Blood tests are important for:
      • Children at ages one and two.
      • Children and other family members who have been exposed to high levels of lead.
      • Children who should be tested under your state or local health screening plan.
    • Your doctor can explain what the test results mean and if more testing will be needed.

  • Your home
    • You can get your home checked in one of two ways, or both
      • A paint inspection tells you the lead content of every different type of painted surface in your home. It won't tell you whether the paint is a hazard or how you should deal with it.
      • A risk assessment tells you if there are any sources of serious lead exposure (such as peeling paint and lead dust). It also tells you what actions to take to address these hazards.
    • Have qualified professionals do the work. There are standards in place for certifying lead-based paint professionals to ensure the work is done safely, reliably, and effectively. Contact the National Lead Information Center (NLIC) for a list of contacts in your area.
    • Trained professionals use a range of methods when checking your home, including:
      • Visual inspection of paint condition and location.
      • A portable x-ray fluorescence (XRF) machine.
      • Lab tests of paint samples.
      • Surface dust tests.

Note: Home test kits for lead are available, but studies suggest that they are not always accurate. Consumers should not rely on these tests before doing renovations or to assure safety.

What you can do to protect your family

  • If you suspect that your house has lead hazards, you can take some immediate steps to reduce your family's risk:
    • If you rent, notify your landlord of peeling or chipping paint.
    • Clean up paint chips immediately.
    • Clean floors, window frames, window sills, and other surfaces weekly. Use a mop, sponge, or paper towel with warm water and a general all-purpose cleaner or a cleaner made specifically for lead. REMEMBER: NEVER MIX AMMONIA AND BLEACH PRODUCTS TOGETHER SINCE THEY CAN FORM A DANGEROUS GAS.
    • Thoroughly rinse sponges and mop heads after cleaning dirty or dusty areas.
    • Wash children's hands often, especially before they eat and before nap time and bed time.
    • Keep play areas clean. Wash bottles, pacifiers, toys, and stuffed animals regularly.
    • Keep children from chewing window sills or other painted surfaces.
    • Clean or remove shoes before entering your home to avoid tracking in lead from soil.
    • Make sure children eat healthy and nutritious meals as recommended by the National Dietary Guidelines. Children with good diets absorb less lead.

  • Additional steps:
    • You can temporarily reduce lead hazards by taking actions such as repairing damaged painted surfaces and planting grass to cover soil with high lead levels. These actions are not permanent solutions and will need ongoing attention.
    • To permanently remove lead hazards, you must hire a certified lead "abatement" contractor. Abatement (or permanent hazard elimination) methods include removing, sealing, or enclosing lead-based paint with special materials. Just painting over the hazard with regular paint is not enough.
    • Always hire a person with special training for correcting lead problems -- someone who knows how to do this work safely and has the proper equipment to clean up thoroughly. Certified contractors will employ qualified workers and follow strict safety rules set by their state or the federal government.
    • Contact the National Lead Information Center (NLIC) for help with locating certified contractors in your area and to see if financial assistance is available.

How Much Does a Home Inspection Cost

Home Inspection prices vary depending upon the area of the country and the home inspection company.  Many home inspectors charge by the sq footage.  Our prices at Home Inspection Carolina start out at $298 for 1500 sq ft or less and then go up $25 for each incremental 500 sq ft.  Some home inspection companies charge $.25 per 100 sq ft and some charge by the price of the house.  Probabaly an average price for and average size house is around $350.  There are extras like Radon testing which is about $150 on average well, septic and pool inspections  as well as termite inspection which range from $100 to $200. Why Do an Infrared Home Inspection

Infrared Cameras are the latest technology used in Home Inspections.  What is Infrared and How will it help me get a better home inspection?  Hi Charlotte NC Home Inspector Preston Sandlin here to answer those questions.  All object emit energy at different rates giving different surface temperature if there has been a recent temperature difference or Delta T.  The home inspector's infrared camera picks up all these surface temperatures and shows them in diffrent colors.  What the home inspector is looking for is anomalies or cold spots or warm spots that shouldn't be there.  Then you have to investigate a little futher to see what is causing this.  Sometime it can be something simple like heat from a heat vent or light from a window but sometimes it can be something a little more serius like missing insulation or a moisture leak like you see on this Charlotte NC home.  There was leak in the roof that was going down the wall.  We would not have seen that if we didn't have an infrared camera.

Charlotte home inspector Cliff Crow recently inspected a home in Gastonia NC when he found an Unusual fix for a sweating problem.  I think I better explain.  On your AC Freon gas line coming away from the evaporator coil you have to have insulation.  The reason is that this gas line is really cold and will sweat.  Over time the pipe insulation will shrink and pull back.  Usually you would want to add a little more pipe insualtion here to prevent the condensation or sweating.  Think of it as putting a koozie over your cold drink on a hot day.  A Koozie would work and look OK but you probably wouldn't want to wrap a sock around it and duct tape it.  I will say though that this would actually work but not in the long term.  I always say there is a thin line between redneck an genius.   Hey are you missing a Sock?

Why Get A Preinspection or Pre-Listing Inspection

There are many advantages to getting a preinspection or a Prelisting inspection.  Hi folfs, This is Preston Sandlin here with Home Inspection Carolina; a home inspection firm out of Charlotte NC that has been performing home inspections and termite inspections for about 15 years.  In the last year we have seen about a 50% increase in prelisting inspections primarily due to the new North Carolina Due Diligence contract.  Now instead of earnest money that the buyer used to put down they put down a due diligence fee.  It is a lot like law away.  If you move forward with the purchase you get credited that amount. If you don't you can walk away Scott free but you lose that due diligience fee.

If you are a buyer looking at two different house and everything else being equal the one that has been preinspected is going to have less perceived risk or less of a chance of me losing my fee.  Other advantages of a preinspection include the seller having time to price out the repairs and research the contractors instead of just rushing into something.  A preinspected home has a much less chance of the deal falling apart and takes away the buyers ability to get the seller down on their price due to repair items.  A preinspected or prelisting inspection make the buyer more transparent and less suspisious.  A prelisrting inspection takes potential drama out of the equation.  You want your drama on TV and not in your real estate transaction.
