Charlotte NC Home Inspector Finds Fogged Window

Charlotte Home Inspector Preston Sandlin was inspecting a home in Indian Trail NC in June of 2011 when he noticed windows that at first glance look wet.  You can't wipe the water off on either side of the window.  What is going on here?  There is moisture inside the window because the seal is broken.  You will hear thes types of window referred to as "broken seal" dual pane fogging or fogged windows.  the all mean the same thing.  The problem is that the inert gas has leaked out from between the windows causing it to loose it's "R" value.  Typically these windows will need to be replaced but a few window companies say they have proceedures to fix these broken seals.

Charlotte Home Inspector Finds Missing Insulation with Infrared Camera

Charlotte home inspector Preston Sandlin was recently inspecting a home in the  Myers Park section of Charlotte where an older elegant home had had an addition put on it.  The addition was nice but owners said it was always hot or cold.  Preston found out why using his infrared carera.  With his infrared camera that scans temperatures while looks for anomalies.  There was missing insulation in multiple places as you can see from the picture taken on this hot summer day.  He would not have been able to see this without the infrared camera.  If you want a home inspector who can see what others can't, call Home Inspection Carolina.

Charlotte Home Inspector Finds Moisture Damage Around the Front Door.

As home inspector in Chtarlotte NC I find hundereds of problems a day and some of them are more common than others.  One of the most common that I find on many inspection is wood and trim damage.  This happen when the wood expands and contracts with changes in the weather.  When this happens moisture is allowed to get in behind the wood where it is porous and it wicks it up.  When this happens you are on the road to moisture damage and soft wood.  The answer is caulking and recaulking every so many years dpending on th quality of the caulk.  Caulking  prevents the moisture from getting in and causing problem.

How Do You Know if Your AC is Working

Being a home inspector in Charlotte NC I get asked all the time "How do I know if my AC is working?"  or "How cold should an AC be?"  Well the answer is there should be a 15-20 degree differential from where the air goes in (return) to where the air comes out "(register).  For instance if the air going in is 75 degrees it should be 55-60 coming out after the unit has ran for a little while.  If it's too low there could be a few possible reasons including low Freon, wrong fan speed, crimped duct etc.   Could the differential be too high.  Yes and there could be several reasons including wrong fan speed or a dirty filter.  There are several other things that could cause problems with your AC but if you want it inspected thoroughly call Home Inspection Carolina.

Downspout Trouble Found on a Charlotte Home Inspection

Charlotte home inspector Preston Sandlin was performing a home inspection in Charlotte NC when he found some problems with the downspouts.  Appearantly they had been cut and rejoined.  The problem is though that they were joined with a ribbed accordian connector.  The ribs in the downspout are going to cause stuff to get caught and cause a back up.
