Charlotte Home Inspector Finds Major Structural Issue

While inspecting a home in in North Charlotte Home Inspection Carolina inspector Preston Sandlin found a girder that had been cut to make way for a toilet drain line.  This was really bad because this girder is a double and bears a lot of weight.  Now this girder has been seriously compromised.  by the person installing this toilet. This is unforgivable.

Charlotte Home Inspector Shows What Termite Damage Looks Like

Termites come from the ground and have to return to the ground for moisture but the come up for clelose material.  The usually tunnel up making mud tubes to connect to thes cellouse material.The band sill at the dirt filled porches are especially suseptable because of their proximity to the ground.  Once these termites start eating on the wood they eat the spring wood like you see here in this picture.  When termites finish with a piece of wood it looks like pages of a book with mastic dirt attached.  Termites and moisture do more damage the anything else to a house.  If you are thinking of buying a house make sure you have a termite inspection as well as a home inspection.

Charlotte Home Inspector Finds Problem in Crawl Space

Charlotte home inspector Preston Sandlin was inspecting a home in Charlotte NC when he discovered a an exhaust vent fan depositing into the crawl space coming from the bath vent fan.  Let's think about this for a second.  The reason you have a bath vent is to take hot moist air or steam out of the bathroom so mold or mildew does not build up.  Well if this is what it causes in the bathroom what makes you think it wouldn.t have the same or similar effects in the crawl spece.  This vent fan should deposit outside the house and not in the crawl space.

Charlotte Home Inspector Explains How Infrared Works

Infrared actually means "below red"  in the color or wavelength spectrum.  You see everything reflects or gives off wavelengths and infrared captures those in the way of temperature.  So basically the infrared camera measures the surface temperatures of thing.  While reading these temparatures it shows on the camera in a color gradient according to the temperature.  When the temperature changes rapidly evrything tries to get to the new temperature.  It adjusts to this new temperature at different rates though and this is where the infrared camera comes in really handy.  You see moisure takes quite a bit longer to adjust to this new teperature like you see in this picture of the hot tub.  You can see this in wall too under the right circumstances.  The infrared can see moisture and missing insulation.  The infrared camera can not see everything but it can see much more than the naked eye.

What Does Carpenter Ant Damage Look Like

Improper Support Found on Charlotte Home inspection

Charlotte home inspector Preston Sandlin was performing a home inspection in Clover SC when he found some very questionable supports or piers at the front of the house.   As you can see by this picture of scrap wood, block, tool box and a brick or whatever the person could get their hands on.  Piers should have a footer and should be block or double brick.  These cannot be dry stacked either.  These "pier" canoot be considered a home support.

Charlotte Home Inspector Reveals High Levels of Radon in New Charlotte Condos

Recently high Radon levels have been found in some new Charlotte NC Condos even on high up floors.  Since Radon come from the decay of radio active material in the ground, how can this be posssible?  First a I think an explanation of what Radon is in order here.

You can not smell or taste it but it could be a issue in your home. It’s estimated to cause thousands of deaths every year. Radon is a cancer-causing, radioactive gas, & when you breathe air containing the gas, you can contract lung cancer. In reality, radon has now been declared the second primary cause of lung cancer in the U.S. Today. The only thing that causes lung cancer more than radon gas is smoking tobacco. If you smoke and your home has high radon levels, your threat of lung cancer is notably high.

 

Radon gas can be found all over the United States. It comes from the natural decomposition of uranium in soil, rock & water & get in the air you breathe. Radon can penetrate any type of building, housing, offices, schools & build up to high levels. But you & your family are most likely to contract the greatest exposure at home since that is where you spend most of your time.

Infrared Thermal Camera Reveals Missing Insulation on Charlotte Home

In the past 4 years inspecting foreclosures has gone from about 5% of our business to about 50%.  We used to cringe every time we saw a foreclosure or short sale on thr books to be inspected.  Today it is just business as usual.  The problems with REO's foreclosures and short sale are that since the maintence has been deferred on these house for quite some time there can be a host of problem.  The roof is something you need to look at real closely if you are considering buying a bank owned property.  Take a look at this one we inspected yesterday.  tree branches, ice storms and hail damage can cause big problems for a roof.  Also the gutters probably have not been cleaned for awhile which can cause water back ups and leaks.  Leaks can but not necesarily lead to mold.  Speaking of mold, if the HVAC system has been off in the house for some time and the air is stagnet the moisture in the air can sweat or condensate.  In certain conditions this can also lead to mol.  There are many many more things that we could talk about when inspecting a back owned property but it will take quite awhile.
