Damaged Band Sill Found on Charlotte NC Home Inspector

Charlotte Home Home Inspection Reveals Double Tapped Breaker

Charlotte home inspector Preston Sandlin was performing the electrical portion of the home inspection when he noticed two breakers that where double hitched or double tapped.  People do this either because there isn't an extra place for a new breaker or the person just wired up something new and didn't want to fool with installing a new breaker. Either way it is improper and you are dragging more current through the breaker than it is designed for.  An alternative is that you could install a square d breaker that is designed for a double tap.

Charlotte Home Inspector Reveals Fogged Glass on Sliding Door

Charlotte NC home inspector Preston Sandlin was inspecting a home in Gastonia NC when he noticed that he couldn't see out of the back sliding glass door.  What is happening here is that the seal is breaking between the two panes of glass and moisture has gotten between the two pieces of glass.  When this happens the door loses it's "R" value.  The door will need to be replaced.

Toilet Leak Found on Charlotte NC Home Inspection

While inspecting a bathroom in a Charlotte NC Home, Home Inspection Carolina inspector Patrick Waddell noticed that the conector bolt between the toilet and the water closet was rusty and leaking.  What hs happened here is tha the washer has worn away and it has started to leak.  Usually you can notice the rust spots on the floor first where the leak has come off the end of the rusty bolt.  The washer is going to need to be replaced and the bolts if they can't be salvaged.

Charlotte NC Home Inspector Finds Structural Floor Problem

Charlotte home inspector Preston Sandlin recently found a compromised floor structure on a home he was inspecting in Charlotte NC.  A plumber had cut this floor joist make way for a drain pipe.  In the process of cutting this joist the structural integrity of the flooring system was compromised.   What this does is put double the weight on the two adjoining joists.  This will lead to a sag in the flooring system.

While performing a home inspection near Carowind in South Charlotte Home Inspection Carolina inspector found a chimney that was in need of some TLC.  There wasn't enough of a chimney cap to cover the top of the bricks.  The other problem is that the flue is exposed to the weather and there is no rain cap or spark arrester to protect it.  It is important to protect the chimney as repairs can be quite costly.

Charlotte Home Inspector Finds Clogged Condensation Line

While inspecting a home for a real estate transaction in Matthews NC, Charlotte home inspector Preston Sandlin noticed quite a bit of rust in the catch pan underneathe the HVAC system in the attic above the second floor in the house. What happens here is that the normal line clogs up and then it overflows into the pan like you see in the picture apove. Improper Support Found on Charlotte NC Home Inspection

Charlotte Home Inspector Matt Cicelello was inspecing a home near Matthews NC when he noticed that there was sag in the floor and then noticed this improper support in the crawl space.  There are several reasons why this support is improper.  First the pier has no footer to distribute the weight to the ground.  Secnd the blocks are dry stacked.  They should be mortared together.  Also the block is turned the wrong way and the weak part of the block is bearing the load of the house.
