Improper Joists Supports Found on Charlotte NC Home Inspection

Charlotte Home Inspector Inspects Dr Suess' House

Charlotte NC Home Inspector Patrick Waddell of Home Inspection Carolina was inspecting a home on Monday when he noticed this crazy Dr Suess looking drain line under a sink.  All waste lines should have a "p" trap to keep sewage gases from coming back up into the house.  Usually you just see a "p" and then the drain back down the waste line.  If you have an "s" trap the water can actully get sucked out of the trap in which the drain line is open to the sewer.   We are not exactly sure what this is but a hot mess.  It is thought tat maybe he didn't have a mechanical vent with him so he loped it around.  Whatever the reason, Its wrong and should be corrected.

Leak Around Chimney Revealed During a Charlotte NC Home Inspection

While recently inspecting a Dilworth home just outside of downtown Charlotte NC home inspector Preston Sandlin noticed a leak by the chimney.  You can see in this picture that there is a leak coming down along side the chimney.  What caused this leak?  It was the flashing around the chimney.  This flashing has failed and caused a leak right around the chimney area.  If flashing is not monitored over time it will leak.

Charlotte Home Inspector Discovers Dangerous Carport

While inspecting a home in East Charlotte last week, Home Inspection Carolina inspector Preston Sanlin noticed something a little odd about the back carport.  The beam and the structure above where the car was bowing.  It turns out that it was over spanned as you can see from this picture.  Spans are set up according to the thinkness and strength of the wood.  It you over span something it will eventually bow like you see in this picture.

Charlotte Home inspector Finds an Impropper Gate

While performing a Charlotte NC home inspection, inspector Preston Sandlin came across an impropper gat as shown here in the picture.  This gate is around a swimming pool.  Gates have to have self latching gates with a spring that makes it shut automatically.  All fences around pools should be at least '4 high and should have self latching gates.  The reason for this law is safety.  You don't want the pool to be easily accessible to small children or pets.

Charlotte Home Inspector Reveal Out of Date Panel Box

Home Inspection Carolina was recently inspecting a home on the East side of Charlotte NC when they noted this 100 Amp panel box which is out of date by today's standards.This is the original panel box for the house when it was built in the 1950's this 100 Amp service panel would be adequate for the the appliances at the time.  The problem is that now we have dishwashers, washing machines, tv's stereo's dvd players, etc.  Al these new modern appliances draw much more current than is availible from this 100 Amp box.  The breakers will continously flip if not updated.  We recommend that this panel box is increased up to a 200 Amp panel.

Leaking Greenhouse Found on Charlotte Home Inspection

Charlotte Home Inspector Explains what to look for on a chimney inspection when performing a home inspection.  From the roof you want to make sure that there aren't any loose bricks.  Then you want to look to make sure that there is a flue and that it's not cracked and all the mortar joints have to be intact.  The chimney cap should be solid and free of cracks.  We also recommend a rain cap and a spark arrestor which aren't present on this house.  Then down in the fireplace you want to make sure the damper works and the chimney is free of creasote.

Charlotte NC Home Inspector Finds an Improper Outlet.

Charlotte Home Inspector Preston Sandlin was inspecting a home of Monroe Rd in Charlotte NC when he noticed a outlet that wasn't protected from the weather or GFCI protected which stands for Grond Fault Circuit Interrupt.  On top of that the out had an open ground.  If this house was built today it would have to be grounded, GFCI protected and wether protected.  GFCI requirements depends on the year the house was built. 

1a. All receptacles outlets within 15 feet of the water, in any direction, also see EXTERIOR.

1b. All receptacles outlets within 20 feet of the water, in any direction, also see EXTERIOR.

2. Effective January 1, 1973.

3a. Changed to ‘with direct grade access to dwelling and outlets’ in 1978. Direct grade access was defined

in 1987 as 6 feet 6 inches or less above grade.

3b. Changed back to ALL dwelling unit exterior outlets in 1996; except an outlet for snow melting equipment

IF on a dedicated circuit and NOT readily accessible.

4. All, except outlets not readily accessible (6 feet 8 inches? or higher) and outlets for dedicated

appliances which are not easily movable (freezer, refrigerator, etc.).

5a. Outdoor spa, receptacles within 15 feet / Indoor spa, receptacles within 20 feet.

5b. Receptacles for motor and electrical equipment.

5c. Indoor spa or hot tub, receptacles within 10 feet for pump motor.

6.a Outlets within 6 feet of kitchen sink to serve as counter top outlets, outlets not to be installed face up in

work surfaces and counter tops.

6b. All outlets which serve as counter top outlets, except outlets for refrigerator or freezer.

7a. At least one, which must be identified as being GFCI protected.

7b. Changed to all receptacles in unfinished basements and crawl spaces, except: laundry, sump pump,

refrigerator or freezer.

7c. Except where not readily accessible.
