Charlotte Inspector Explains Poor Grading

 

Grade at foundation needs correction. The grade slopes toward the home and needs

correction or properly drainage installed to direct water away from the foundation.

Charlotte Home Inspector Show Why Erosion Happens

Home Inspection Carolina inspector Chip Sprague was recently inspecting a home in Charlotte NC when he noticed quite a bit of erosion back by the back patio.  Even though there was a downspout extension on the downspout now there obviously wasn't one there for years and years as you can see by the picture.  Without that extension it erodes the soil underneath the patio making it a collapse and cracking hazard.  Make sure you keep the water piped away from your house.

Charlotte Home Inspector Finds Crawl Space Issues

While inspecting a home recently in Charlotte NC, Home Inspection Carolina inspector Chip Sprague found the following.  Due to the following (but not limited to) it is recommended that a licensed general contractor further

evaluate the piers, entire framing, girders, and band sills to determine the extent of damage and or make the

necessary or additional repairs as needed. Note: not all findings are noted in the inspection report due to the

amount of items and or issues found in the crawl space at the time of inspection. Again it is highly

recommended that a licensed general contractor further evaluate the piers, entire framing, girders, and band

sills to determine the extent of damage and or make the necessary or additional repairs as needed. A licensed

engineer that specializes in residential dwellings should be consulted for further evaluation of the entire

foundation of the home to determine the necessary repairs required and make any additional

recommendations as needed:

 

 

 

 

 

 

 

There are moisture stains noted along the back of the several foundation walls in the crawl space. This is

an indication that water is or has entered the crawl space at one point. Have a professional qualified

contractor or licensed general contractor further evaluate to identify if water is still entering the crawl

space and or the cause of the water penetration and make any additional repairs as needed.

 

 

The band sill has been cut to allow for the pluming waste line at the front and rear of the home. The cut

may have compromised the structural integrity of girder as there is not a support or wall under the cut.

Additional support may be required depending on the extent of the cut. Have a licensed general

contractor further evaluate and make any additional repairs as needed.

 

 

The girders are not supported properly where they meet the joists on both left and right sides of the

middle chimney foundation.

 

 

The band sill has cracked and is rotted or has water damage at several areas along the entire front of

the home. A licensed general contractor should be consulted for further evaluation to determine the

extent of the damage and or make the necessary or additional repairs as needed.

 

 

Compression noted at the girders and floor joists along the entire front of the home. This is an indication

of high moisture levels that needs correction.

 

 

The floor joists throughout the entire crawl space were found to have fungus or organic growth along

them. Have a licensed or certified fungus specialist further evaluate to determine the type of fungus and

if removal is needed.

 

 

The floor joist has been cut to allow for the pluming waste line in areas of the crawl space. The cut may

have compromised the structural integrity of the floor joist and additional support may be required. Have

a licensed general contractor further evaluate and make any additional repairs as needed.

 

 

Note: Repairs have been made to the floor joist along the back of the front porch. Unable to determine if

the repairs made are correct. Have a licensed general contractor further evaluate and make any

additional repairs as needed.

 

 

There is an electrical wire lying on the ground throughout the crawl space that needs to be properly

secured along the bottom of the floor joists to prevent a possible hazard. Have a licensed electrical

contractor or a qualified contractor further evaluate and make any additional repairs as needed.

 

 

There is an exposed electrical wire(s) at the rear of the home at the rear left side entrance. Unable to

determine if the wiring was live at the time of inspection. Have a licensed electrical contractor further

evaluate to determine if the wiring is active and install into a junction box and make any additional repairs

as needed.

 

 

 

 

 

 

 

 

 

 

 

 

There are several hanging wired and open junction boxes that needs to be capped at the front middle of

the home. Have a licensed electrical contractor further evaluate and make any additional repairs as

needed.

 

Insulation has fallen, drooping or stringy throughout the entire crawl space. This unusually indicates that

there is or has had a moisture problem. The moisture readings were at between 12 and 14% throughout

the crawl space and could be contributed to the foundation vent being closed. Recommend leaving the

crawl space vent open year round to allow adequate air flow in the crawl space.

 

Wood debris was found at the at the rear right corner, front of the home, and rear left corner in the

crawl space. The wood debris is conducive for termites and needs to be removed.

 

There is a pier at the rear of the home that has been repaired or had additional support added. Unable to

determine if the repair made is properly installed at the time of inspection. Have a licensed General

contractor further evaluate and make any additional repairs as needed.

 

There is a pier under the master bedroom section that has been installed with CMU's, Brick, and wood.

Unable to determine if the repair made is properly installed at the time of inspection. Have a licensed

General contractor further evaluate and make any additional repairs as needed.

 

Sagging noted at the front and rear porch supporting floor. Have a licensed engineer that specializes in

residential dwellings further evaluate and make any additional recommendations for any additional repairs

as needed.

 

There is water damage and fungal growth noted under the master bathroom shower. Have a licensed

General contractor further evaluate and make any additional repairs as needed.

 

The tub is suspended and supported by the floor joists only. Unable to determine if the support is

sufficient for the tub with water in it at the time of inspection. Have a licensed General contractor

further evaluate and make any additional repairs as needed.

 

The band sill has been cut to allow for the pluming waste line above the rear right side crawl space

entrance. The cut may have compromised the structural integrity of girder as there is not a support or

wall under the cut. Additional support may be required depending on the extent of the cut. Have a

licensed general contractor further evaluate and make any additional repairs as needed.

 

There is fungus growth and or water damage noted under the 1/2 bath. Have a licensed general

contractor further evaluate and make any additional repairs as needed.

 

Improper repairs noted at the subfloor under the laundry and 1/2 bathroom area. The sub floor is

overhanging and not center attached to the floor joists.

 

There is a pier that is noted installed or secured properly at the rear corner under the laundry/kitchen

area. Have a licensed general contractor further evaluate and make any additional repairs as needed

Huntersville Home Inspector Finds Roof Problems on Roosevelt Way

Home Inspection Carolina home inspector Dek Nance recently inspected a home on Roosevelt Way in Huntersville NC.  The shingles are hanging past the drip edge/shingle molding to far at the bottom of the front gable area

and are starting to curl or bend. This will eventually cause the shingles to start cracking along the drip

edge. The shingles should be only 1 to 1 1/2 inches past the drip edge to prevent bending or curling.

Charlotte Home Inspector Finds Fin Damage on AC Unit.

There were multiple damage fins noted in the exterior compressor unit. The fins are used to allow

air to flow into the unit keeping the unit cool. If the fins are damaged it may obstruct the airflow and

Charlotte Home Inspector Explains Why CSST Piping Needs to be Bonded

The gas piping in this house includes corrugated stainless steel tubing (CSST). There is no electrical

bonding connection between the gas piping system and the electrical system, other than connections at the

gas appliances that utilize the grounding conductors for the appliances. The lack of strong electrical

bonding may increase the potential for lightning strikes to cause arcing at the CSST gas piping that may

result in perforation of the piping, gas leaks, and fires. For safety, it is recommended that this installation

be further investigated by a licensed electrical contractor.

Charlotte Home Inspector Finds Chimney Problems

Charlotte home inspector Chip Sprague was inspecting a home in Dilworth when he ran into a chimney with many problems.  First of all there is no chimney cap an rain cap.  This allows moisture to get down inside the chimney and cause spalling and weathering.  Chimneys need a a chimney cap and rain cap.  This was also causing damage to the wood framing around the chimney as well.  Home Inspection Carolina recommends having your chimney checked and cleaned regularly to insure safety.

How to Inspect an Attic

How can you tell you have a roof leak?  Well there is the obvious water coming down through the ceiling.  Unfortunately you can have a leak for a long time before you ever see a drop of water.  So how exactly do you know you have a leak or what do you look for?  Wel inspect your attic regularly paying particular attention to flashing around around chimneys and vents.  Also pay close attention valleys.  Obviously look for water but many times it just shows up as dark stains like you see in the pictures.

Charlotte Home Inspector Finds Rusty Flue

While inspecting a home near the South Park area Chip Sprague of Home Inspection Carolina found a dangerous condition on a furnace flue.  The flue isn't venting properly which is causing rapid condensation on flue.  The water from the condensation caused rust which is now causing the flue to leak CO.  This dangerous and needs to be fixed ASAP.  CO is the silent killer.

Have You Checked Your Ducts Today

Charlotte Home inspector Finds Cause for Energy Loss

Charlotte Home Inspector Finds Missing Insulation With Infrared Camera

Charlotte Home Inspector Says "Check Your Gutters"

Here in Mid January 2013 in Charlotte NC and it has rained five straight and water is everywhere.  This is a great time to talk about where your mind is....in the gutter.....just kidding but it is a good time to look at your gutters and clean them.  Most problem with gutters actually start with them not be cleaned.  Once the downspout fills up the water water starts to back up and actually starts to pull away from the house.  This is what happened on the current picture.  Keep your gutters clean and make sure decline towards the downspouts.  If you take care of this on the front end you want have to deal wood rot and that sort of stuff down the road.

Charlotte Home Inspector Gives to the Humane Society
